Market Update - A Local Perspective

 

New Castle County, DE

New Castle County experienced a 25.7% decrease in the number of sold homes for the sixth month of 2023 compared to 2022 and a 4.8% increase in the median sales price from $310,000 to $325,000. The number of homes that went under contract in the 6th month of 2023 decreased 27.0% from 2022.

 

Kent County, DE

For the 6th month of 2023, Kent County experienced a 17.1% decrease in the number of sold homes compared to 2022 and an 2.2% increase in the median sales price from $300,750 to $307,503. The number of homes that went under contract in the sixth month of 2023 decreased 17.5% from 2022.

 

Sussex County, DE

For the sixth month of 2023, Sussex County experienced a 16.3% decrease in the number of sold homes compared to 2022 and a 4.0% increase in the median sales price from $428,000 to to $445,000. The number of homes that went under contract in the 6th month of 2023 decreased 12.8% from 2022.

 

Southern Chester County, PA

Southern Chester County experienced a 25.3% decrease in the number of sold homes for the sixth month of 2023 compared to 2022 and a 1.9% increase in the median sales price from $515,000 to $525,000. The number of homes that went under contract in the 6th month of 2023 decreased 20.7% from 2022.

 

Cecil County, MD

For the 6th month of 2023, Cecil County experienced a 35.4% decrease in the number of sold homes compared to 2022 and a 10.0% increase in the median sales price from $305,000 to $335,550. The number of homes that went under contract in the sixth month of 2023 decreased 29.0% from 2022.
